You will receive directions to your chosen cottage along with a key safe access code on receipt of your final balance payment

Please bring these with you as they are imperative for a seam-free arrival.

The keys to your property are held in a Key Safe which is located on the wall next to the door 

Please bring a torch with you if your arrival time is likely to be when there is less than favorable light

Pull down the lever and enter the code you have been given. 

There is a small lever to the left of the dial, pull this down and the safe will open.

48 hours prior to arrival a security deposit of £250 is taken per individual property from your pre-authorized card which is held securely.

It is then released back, in full, to your card account within 48 hours from departure- in that the property is left in an agreed good housekeeping condition with no breakages reported or less any agreed amount for any damages.

Each property* has a washing machine, tumble dryer, an iron and ironing board.



Well behaved pets with good manners are welcome in certain properties at a charge of £5 per night per pet, with a maximum of two dogs per property*

Dogs must be kept under strict control at all times and must not be left unattended in the property.

Please bring your own pet bedding and under no circumstances allow pets on furniture or access to bedrooms.

On departure all housekeepers will check the property thoroughly and any extra cleaning charge required will be taken from the secuirity deposit.

* Only 1 dog allowed in Tigh Grianach

Cots and high chairs are available free of charge, please supply your own cot linen.

Senior citizens can claim a special discount of 5% on any one week out with our Peak Periods.
All guests must be Senior citizens.
Not available during peak periods and discount must be claimed at time of booking.

For bookings of more than 1 week, a special discount of 5% is given on a second and any subsequent weeks booked.

NB only one discount offer can be taken at any one time, unless with prior agreement.

All cottages are fully furnished and have excellent kitchen facilities.

All properties have dishwashers, washing machines and tumble dryers, and some cleaning products for use during your stay.

Colour televisions (flat screen TV’s with free sat channels) are in each property.

All beds are made up with crisp white bed linen and fluffy white towels provided.
Please note- we use duvets and synthetic pillows but please advise us if you have allergies as some duvets are feathered.

Not all properties have their own landline - please check in the 'Features' section of your chosen property.

The best mobile phone receptions in the Argyll area are from Vodafone and O2

All properites do have Wi-Fi aside from Tigh Beg where a Wi-Fi signal can be obtained via a dongle (customers own)

Tesco supermarket is a short car journey into Oban (25min from Springbank). Open Monday - Saturday 6am to midnight and on Sunday 8am to 8pm. (Times are subject to change). Aldi & Lidl supermarkets are also available in Oban.

Where a bio-ethanol stove or log burner is a feature, we provide the initial supply of fuel/logs to welcome you on your first evening.

For subsequent evening supplies are readily available locally.

Unfortunately, due to circumstances beyond our control here at West Coast Cottages, there is still a charge for the following properties (EPC available on request):

Tigh Beg Croft - charged by meter reading; read on arrival and departure by the client, calculated at SSE Hydro Electric rates

The average approximate charges are:

Oct to April: £15-£20

This may vary due to your own usage requirements and weather conditions at that time.

The fire in Tigh Beg Croft & An Cala will be laid ready to use on arrival- this is included in the price, additional supplies of coal, logs and firelighters are charged as used, recorded on payment sheet and monies left at the end of the stay 


We have Sky FreeSat TV channels or Freeview in all our properties, giving a wide range of channels & radio. 


All bedrooms are made up with crisp white bed linen and duvets
Towels also provided
1 bath sheet and hand towel per person
Please advise in the case of any allergies so all feather bedding can be replaced with synthetic.


Cots/Highchairs are available free of charge, please supply your own cot linen.

Sorry, but in line with Scottish & UK law, smoking is not allowed in any public letting premises.

Vaping is not allowed any of our cottages - a charge will be made if this is found to be the case.

Parking is close to each property with maximum space for three cars.

Argyll Mansions & Imperial Apartment, however, has 'on-street metered' parking on Argyll Street for offloading luggage. Alternatively, you can use MacQueen Bros Ltd - Long stay car parking facilities for just £7 a day, to contact -

Additionally, you can apply for a parking permit - more information can be found at www.argyll-bute.gov.uk/parking

In the event of cancellation, and insurance not taken out, the hirer will forfeit their deposit, and if the accommodation remains unoccupied, the full fee is payable.

As this is a legal contract it is advisable to have some protection against cancellation.

We advise you to take out Booking Protection when you make an online booking 


Washing & Dishwashing: dishwashers available in all properties. Irons and ironing boards are also available in all properties.

Fishing: we have lots of fishing types available in the area to suit most interests, please see our FAQ’s page on our website for more info. Tigh Beg has its own fishing rights from the shoreline.

Country Pubs:  At Achalic Beag & Tigh Beg Croft you will find a country pub in Lerags Glen serving good home-cooked food and fine ales, during the summer months music evenings are held.
Grannda Mhor is opposite The Loch Melfort Hotel and with a head torch and good shoes you can walk the short route across to it
Tigh Grianach have local pubs serving great food a short walk away. Argyll Mansions & Imperial Apartment is in the middle of Oban and is very close to a wide selection of restaurants and pubs serving very good food.

Email: In the interest of conservation we will confirm by email wherever possible, especially balance payments.

Reservation Terms & Conditions:-
Unless otherwise advised Cottages are available from 4:00 pm on the day of arrival until 9:30 am on the day of departure.
A reservation is only confirmed when the deposit is received.
Bookings made online are provisional until confirmed by The Mossman's
Four weeks prior to arrival, upon receipt of full balance, we will send you specific directions to your chosen property with a security code for the lockbox, in which the front door key will be enclosed.

25% initial deposit is required on all bookings.
This is part of the full rental charge
Full balance payment is due four weeks (28 days) prior to arrival.

Provisional Bookings:-
Telephone requests shall be held for 48 hours whilst we await your booking details and deposit payment.
In the case that the booking is made within 28 days of arrival full payment is due immediately.

Security Deposit:-
48 hours before arrival, a security deposit of £250 per property is pre-authorised on the card that was used to make the booking.
This is held securely and released within 48 hours of departure assuming there are no damages or excess cleaning charges applicable.
This is confirmed in your initial booking form.

Deposit and Cancellation Insurance:-
In the event of cancellation, and insurance is not taken out, the hirer will forfeit the deposit.
If we are unable to resell the property and if accommodation remains unoccupied, the full fee is payable.
We will refund all resale monies to clients who cancel less any expenses or discounts given to secure a new booking.
As this is a legal contract it is advisable and recommended to insure against cancellation.
We strongly advise you to take out booking protection” which is available when you make an online booking through our management system. Please note that Booking Protect must be booked at the time of booking and not after as it must be paid before the final balance has been paid.

Notice of Cancellation:-
Should be made immediately by telephone to the Mossman's and then confirmed in writing/email to info@west-coast-cottages.co.uk

It is included in the rental of most of our properties.
Where it is chargeable, Tigh Beg Croft and EPC are available on request and the units are charged by meter reading.
The meter is read on arrival and departure by the client, calculated at individual property SSE Hydro Electric rates.
Average approximate charges May to Oct: £8-£15 / Oct to April: £15-£20 (this may vary due to your own usage requirements and weather conditions at that time).

Cottage Fuels:-
Properties with open fire/stove will be laid ready to use on arrival this is included in the price, additional supplies of coal, logs, firelighters, and bioethanol are charged as used recorded on payment sheet in individual property.

Accommodation Damage & Misuse:-
We ask that the property is left in a clean and tidy condition and that should any items be accidentally broken or damaged that you undertake to inform us at the time & as required replace or repay.
We would expect the property you hire to be left in a clean & tidy manner "as you found it".
Should this not be the case or the property is damaged in any way by negligence and we have not been informed & agreed on a settlement, then the cost of replacement or repair will be withheld from refundable security deposit taken at the time of booking.

Please note we often have departures and arrivals taking place on the same day; in order to avoid anything less than a wonderful arrival experience for subsequent guests, we ask that any damage be reported to us immediately to allow us time to orchestrate repairs or replacements.

Card Payment Detail:-
We are fully PCI compliant and we hold no card or personal details.

Senior Citizens, those of UK State Pension age, can claim a special discount of 5% on any one week.
All guests must be Senior Citizens and the discount is not available during peak periods.
A special discount of 5% is given on the second or subsequent weeks booked.
A 10% repeat client discount voucher is only available on any one week of holiday and not available during peak periods.
No discounts are available on short break prices.

Pets are welcome in specific properties at a charge of £5 per night per pet, with a max of two dogs per property & only one dog in Tigh Grianach.
Dogs must be kept under strict control at all times and must not be left unattended in the property.
No pets allowed at Tigh Beg, Argyll Mansions & Imperial Apartment.
Grannda Mhor is at the property owner's discretion.
Please bring your own pet bedding and under no circumstances allow pets on furniture or access to bedrooms.
Dog mess must be cleared from outside areas immediately.
An excess cleaning charge may be applied if there is evidence of dogs

Availability changes rapidly so to avoid disappointment please telephone or email to secure your preferred date & property.
The booking is made in good faith in the belief that the Property will be placed at your disposal for the dates stated.
If for any reason this is not possible through circumstances not under the control of the Proprietor (e.g. fire, theft or damage) we cannot guarantee to provide an alternative.
In such an event the deposit will be refunded in full and as such you will have no claim against the Proprietor or Agent.
The Proprietors reserve the right to alter or amend the facilities or amenities available without prior notice.

The Hirer shall allow the Lender entry to the properties for all reasonable purposes.
In order to maintain the high standard of our properties, our gardeners/maintenance staff may visit the property- they will never ask for access unless agreed and they will respect your privacy at all times.
Four weeks prior to arrival, upon receipt of the full balance payment, we will send you specific instructions to your chosen property along with a security code for the lockbox containing the front door key
During multi-week stays, our housekeepers will change your towels and bed linen halfway through your stay.
Unless you advise us otherwise they will attend the property on the usual changeover day for that particular property.

Bookings for those 16 years and under who are not accompanied by adults cannot be accepted.

No fires are to be lit on any part of the grounds or surrounding land.

No caravans may be parked on the grounds.

The number of people occupying the hired cottage must not exceed the numbers stated on the booking form without prior agreement.

Use of Accommodation:-

The property let is to be used for the purposes of a holiday let to which paragraph 6 of Schedule 1 of the Private Housing (Tenancies) (Scotland) Act 2016 applies. The booking agreement confers a right to occupy the accommodation for the agreed period only.      

The hired property shall be used solely for holiday purposes and the Hirer shall not sub-let the properties or any equipment hired to the Hirer.

Hirer's Property:-
No liability is accepted by the proprietor or agent of the cottage for loss or damage to hired or passenger property, baggage, motor car, etc. however caused nor for any accident or mishap to persons whilst on the premises.
The owner reserves the right to refuse admission of persons or pets, who in the opinion of the owner is not suitable to take charge or may cause a disturbance or nuisance which may upset the peace and tranquillity of other holidaymakers.
In the event of termination of a let for these reasons, a refund of any unexpired portion of the rent will be made.

We reserve the right to alter/amend prices without notice on both our website and printed literature and these may change and differ from time to time.

As the situation surrounding coronavirus (COVID-19) continues to develop, we are updating our policies in line with the latest government guidelines and the wider travel industry.

Our latest policies and information are outlined below.

  • We continue to advise all guests the opportunity to take out third-party Insurance
  • Otherwise, please contact your holiday home insurance provider to check your cover is appropriate.
  • If you have paid your deposit and your balance is not yet due, you can still take out Booking Protect
  • We are a small family business and we value your custom and indeed the trust you place in us, therefore, we are allowing any customers due to stay in any of our properties between now and 16th May to amend their travel dates to later in the year or into next year without incurring an amendment fee.
  • Within "the coming weeks", all people over 70 could be told to stay at home for an extended period to protect themselves from coronavirus (BBC). If you are the lead booking and this affects you or any member of your party and your balance is not yet paid, we ask that you please take out our Third-Party booking Protect or your own.
  • If you have paid your balance and do not have insurance, we will be offering free amendments. This also applies to customers travelling from overseas who’s flights have been cancelled. If you are prosponing please email your requested dates and (subject to availabilty) we will rebook you on the same terms and conditions. There may be a difference in price if you book for peak months - if you ask us to swap your march booking to August then peak rates will apply and a new final balance will be sent out. Please see our terms and conditions
  • Our cleaning regime is just one of the things as a small business we pride ourselves on, but to further mitigate risk in our cottages, we have implemented new working processes for cleaning of the properties to ensure the upmost hygiene level is put in place.
  • As the situation develops, understandably policies and procedures may need to change, and a more flexible approach may be required.
  • We will keep you updated at the earliest opportunity whenever we need to introduce any changes.
